Important Info About Property Taxes
Property Taxes are DUE on October 1st and become DELINQUENT after December 31st of each year. Courtesy Notices are mailed to the property owner before October 1st so that all property info can be verified. Make sure your mailing address is correct.
Tax Collection & Arrears
- Taxes are due October 1st of each year.
- Taxes are collected 1 year in “arrears” – meaning they are based on the title of property as of October 1 of the previous year.
Courtesy Notice
- A Courtesy Notice is mailed on or before October 1st to the property owner of record.
- This ensures the correct information and mailing address are on file.

Mid-Year Purchases
- If you received a tax notice with “In Care Of”, the previous owner held title as of October 1 of the previous year.
- Your name will be listed first on next year’s notice.
- If you purchased property mid-year, contact your closing attorney to determine who is responsible for taxes.
- Taxes are not prorated. Total taxes must be received before the account can be posted.
Mortgage Company Payments
- Due date for all mortgage companies is November 15th of each year.
- Property owners must confirm with their mortgage company that taxes are being paid through escrow.
- Tax bills are NOT mailed to mortgage companies; most payments are processed electronically.
Delinquent Taxes & Penalties
- Taxes become DELINQUENT after December 31st of each year.
- Penalties and interest begin to accrue after December 31st.
- A delinquent tax notice is mailed in January showing the total delinquent amount.
Receipts & Refunds
- Paid receipts will be mailed back upon request if a self-addressed stamped envelope is included with the payment.
- Refunds: If an overpayment occurs, refunds go to the original payer.
- Errors must be corrected through the Tax Assessor’s office, which will notify the Tax Collector’s office to correct, re-bill, or refund.
